We make the reservation process simple. To reserve a cottage, fill out the online application found under the “Apply” tab on the main menu above. Once the application is complete, and you have selected the desired cottage, we ask that you put down a deposit to hold the reservation. After you move in, the initial deposit becomes a security deposit. It’s as simple as that. If you have questions about our apartments, send us your inquiry using the online contact form found under the “Contact” tab in the main menu. You can also speak with our agents in person at the leasing office.
We offer 12-month housing contracts that begin in August and end in late July. The timeline of our housing contracts is based on the academic calendar for University of Illinois at Urbana–Champaign — this is for residents who require housing based on school calendars. For additional information about these details, please contact us.
We offer 10 configurations of floor plans with two, three, or four bedrooms. Every bedroom is individually keyed and rented separately with an individual contract.
A townhome may have between 2.5 and 4.5 bathrooms depending on the floor plan. Each resident has a private bathroom adjoined to his or her bedroom.
Installment payments are due on the first (1st) day of the month. Payments made after 9 a.m. on the fourth (4th) day of the month are considered late. Residents may pay by check at the clubhouse or online using the secure-payment option on the resident portal.

Townhouses are outfitted with modern, custom-designed furniture packages that feature all the essentials, including couches, tables, and flat screen TVs in the living rooms; dining tables near the kitchens; and mattress sets, nightstands, desks, and organizers in the bedrooms. In essence, we take care of the big details so that life’s little details seem to fall into place for you.
We feature an array of community amenities to complement all types of hobbies, interests, and lifestyles. Our resident clubhouse features a two-story fitness center, a game lounge, a computer lab, private study rooms, tanning beds, a coffee bar and kitchen, and a covered patio space. We also feature outdoor amenities that include a resort-style pool area, hot tub, firepit, bag-toss court, grilling stations, and cabanas.
We have one of the most convenient locations of any off campus housing near UIUC, as the university is only minutes away. Plus we provide on-site parking for residents who drive. Furthermore, there’s a variety of restaurants, stores, and other points of interest easily accessible from our community.
Every townhome is equipped with premium, stainless-steel kitchen appliances, including a refrigerator with ice-maker, dishwasher, range and oven, and microwave. There is also a laundry room with full-size washer and dryer units in each apartment.
Installment payments cover high-speed Internet, cable, pest control, and all utilities except electric. Residents also have free access to all community amenities.
Every townhome has an outdoor area in the form of either a patio or deck, depending on the floor plan. Some of our cottages also feature front porches. These areas provide extra space for residents to lounge or store items.
Grilling is allowed on the outdoor spaces, such as patios, decks, and porches. We also feature a grilling station by the pool, which is available to all residents.
We provide free parking for our residents. The spaces are available on a first-come, first-served basis and are located outside the residences, comparable to driveways.

The square footage of our apartments depends on the floor plan selected — we offer two, three, and four-bedroom floor plans that come in 10 total configurations. By comparison, though, ours are among the largest off campus apartments near University of Illinois.
